Common questions

How much is a landed house in Singapore?

In the last 12 months the median landed home sold for S$5,500,000. Terraces went for a median S$4,670,000 (1289 deals), semi-detached homes S$6,400,000 (780) and bungalows S$11,880,000 (313), from URA caveats.

Where is the cheapest landed property in Singapore?

On median price over the last 12 months, the cheapest districts were District 22 (Jurong, Boon Lay, Tuas, S$2,600,000), District 18 (Tampines, Pasir Ris, S$2,820,000), District 23 (Bukit Batok, Bukit Panjang, Choa Chu Kang, S$3,280,000). Older 99-year leasehold terraces and cluster houses in the outer districts are the cheapest way into landed living.

Can PRs or foreigners buy landed property?

PRs and foreigners need approval from the Land Dealings Approval Unit to buy a land-titled terrace, semi-detached house or bungalow, and few get it. Most cluster houses also need approval; only strata landed units inside an approved condominium development can be bought without it.

What is the difference between a cluster house and a terrace?

A terrace sits on its own land title. A cluster house is a strata-titled landed home inside a gated development with shared facilities, a condo-style management fee and no land of its own. Cluster houses usually cost less than a terrace of the same size in the same area.
