What the calculator includes
The table above adds every upfront cost a Singaporean pays when buying a home in Johor, apart from the deposit.
- Stamp duty on the transfer at the non-citizen rate of 8%.
- The Johor state levy on foreign purchases: 3% of the price, with a RM30,000 minimum, or RM50,000 for serviced apartments under RM1m.
- Your lawyer’s fee for the sale and purchase agreement on the official scale, plus 8% SST and an allowance for disbursements.
- If you borrow, 0.5% stamp duty on the loan and a second set of legal fees for the loan agreement.
It leaves out the booking fee and deposit (part of the price), maintenance fees, insurance, furnishing and any currency transfer charges.
Reading the result
On a RM1m cash purchase, expect to pay about RM123,650 on top, around 12.4%. That is why we show prices in our condo comparison as starting figures only, and why we recommend comparing projects on the all-in cost.
If the price is under RM1m, the calculator also flags the foreign-buyer floor. Below that line you can only buy units the developer has approval to sell to foreigners, and resale is generally limited to Malaysians. The rules for Singaporeans buying in JB explain both.
When rates change
Rates in the calculator were last checked on the date shown below. Stamp duty for foreigners doubled in January 2026 and the Johor levy rose in July 2025, so we review the rates whenever either government announces a budget.
Common questions
What stamp duty does a Singaporean pay on JB property?
A flat 8% of the property value on the transfer, for purchases from 1 January 2026. Malaysians pay on a tiered scale; non-citizens don't.
What is the Johor levy for foreigners?
3% of the purchase price with a minimum of RM30,000, for agreements signed from 1 July 2025. Serviced apartments under RM1m carry a RM50,000 minimum.
Does the calculator include agent fees?
No. On new launches the developer normally pays the agent. On subsales the arrangement varies, so ask your agent at the start.
How accurate is it?
The tax and levy figures use the published rates. Legal fees follow the Solicitors' Remuneration Order 2023 scale, and disbursements are an estimate. Your lawyer's quote is the final word.
