How plans compare with your figures
| Plan | Yearly premium | Contents limit | Renovation limit | Fits? |
|---|
An estimate from insurers' published tiers. Your premium depends on the plan, add-ons and any promotion, so check the policy wording before you buy.
What the calculator shows
The big number is the total cover to ask for: what your belongings would cost to replace, plus what your renovation would cost to redo. Pick a size and both fields fill in with our rule of thumb, then change them to your own figures.
Below that you get the typical yearly premium, taken as the middle of the plans whose limits cover your figures, and how many of the plans we track do. HDB owners also see the HDB fire insurance premium for their flat type. The table lists each plan with its published premium and limits, and marks the ones that fall short.
When you’re done, press Get quotes with this estimate. Your home type and figures go into the form below, so the quotes we send back are for the same sums insured.
Three kinds of cover, three different jobs
| Cover | What it pays for | Who arranges it |
|---|---|---|
| HDB fire insurance | Rebuilding the flat’s structure and HDB’s original fittings after a fire | You, compulsory with an HDB loan |
| MCST building policy | A condo’s structure and common areas | The condo’s management corporation |
| Home contents plan | Your renovation, furniture, belongings and liability to others | You, optional |
Most people who think they’re covered only have the first or second. A kitchen fire in a 4-room flat with a S$50,000 renovation is paid for by the contents plan, not by HDB’s policy.
Getting the two figures right
Contents. Price things as new, not what they’d sell for second-hand. Big items add up fast: a sofa, beds and mattresses, a fridge, washer, aircon units, TVs and laptops. Jewellery, watches and cash usually have their own, much lower limit, so check that if it matters to you.
Renovation. Start from the contractor’s quotation and add anything you paid for separately, such as carpentry or lighting. If prices have risen since, round up.
Renting out the home
Most home contents plans only cover a home the policyholder lives in. Once tenants move in, look at landlord insurance, which covers your fittings, rent lost while the home can’t be lived in, and your liability to tenants. Switch the calculator to “I rent it out” to see this.
Before you buy
Premiums in the table are list prices from insurers’ pages and MoneySmart, and many insurers run discounts, so the price you’re quoted is often lower. Compare plans on the same sums insured and read the exclusions, in particular for water damage from pipes and for items left outside the home. Common questions
How much home contents cover do I need?
Enough to buy everything in the home again at today's prices: furniture, appliances, clothes, gadgets, kitchenware. Walk through each room and add it up. As a starting point we use S$30,000 for a 3-room flat, S$40,000 for a 4-room and S$50,000 to S$70,000 for a 2 or 3-bedroom condo, but a family with a lot of electronics can easily need more.
Should renovation be covered separately?
Yes. Renovation cover pays to redo built-ins, flooring, ceilings and wiring after a fire or flood, and it usually has its own limit. Use what you paid for the renovation, adjusted up if you'd pay more to redo it today.
What happens if I'm underinsured?
The plan pays up to its limit and no more, and some policies also apply average, which cuts a claim in proportion to how far the sum insured falls short of the true value. Insuring close to the real figure avoids both.
Does HDB fire insurance cover my renovation?
No. It pays to restore the flat's structure and the fittings HDB originally provided. Your renovation, furniture and belongings need a separate home contents plan.
Do I need home insurance for a condo?
The MCST's policy covers the building and common areas, not the inside of your unit. If you want your renovation, contents and your liability to neighbours covered, you need your own plan.
