How we compare these projects

We list developments within about 2.3 km of Bukit Chagar RTS that Singaporeans are actively asking about. For each one we show the published distance to the station, the starting price, tenure, whether it is built, and what we know about foreign buyers. The facts sit in one shared data file, so this page and each project review always show the same numbers. Each fact links to its source, and the date we last checked is shown under the table.

Two things we have not done yet, and say so in the table:

  • Walking times. Developers and listing sites publish distances, often as the crow flies. We are walking each route ourselves and will add timed minutes and photos.
  • Current price lists. Starting prices change with every release and promotion. Ask for the latest list before you decide anything.

Closest to the station: CTC SkyOne and Aethera

CTC SkyOne @ Bukit Chagar is the closest project we track, at about 300 m, with freehold tenure and units from about RM628k. Aethera Residence on Jalan Tun Abdul Razak is about 400 m away and freehold; the lowest asking price we found on listings was about RM672k.

If a five-minute walk to the train is the reason you’re buying, these two belong on your shortlist. Check how the route reaches the station entrance, which tower your unit is in, and the completion date against your plans.

Already built: Twin Tower, TriTower and The Astaka

Twin Tower Residence (about 850 m) and TriTower Residence (about 900 m) on Jalan Tengku Azizah are completed, near JB Sentral, and already have tenants. That means you can see actual rents, maintenance and the walk before you commit. On resale listings, Twin Tower asks start at about RM550k and TriTower at about RM510k for small units, while TriTower 3-bedders are asked at RM1.03m and up, above the RM1m foreign floor.

The Astaka @ One Bukit Senyum is further out at about 2.3 km, but its prices start at about RM1.65m, comfortably above the foreign floor.

Further out: Senyum, R&F Princess Cove and Quayside JBCC

Senyum Residences (about 900 m, freehold, from about RM500k) has the lowest entry price we found. R&F Princess Cove (about 1.5 km, resale asks from about RM375k) is a large waterfront development by the CIQ. Quayside JBCC (about 2 km, launched from about RM700k) is targeting completion in late 2026. Suasana Iskandar (about 1.8 km, completed 2017, from about RM630k) sits near the CIQ. At 1.5 to 2 km, most people will take a short Grab or a shuttle rather than walk every day.

What to check before you book any unit

  1. Foreign eligibility for that exact unit. Below RM1m, the developer needs approval to sell to you. Ask for it in writing.
  2. Resale. Units bought by foreigners below RM1m can generally only be resold to Malaysians. Plan your exit before you plan your entry.
  3. The all-in cost. Add 8% stamp duty, the 3% Johor levy (minimum RM30,000) and legal fees. Our cost calculator does the maths in ringgit and dollars.
  4. The actual walk. Do it at rush hour, in the rain if you can.
  5. Completion date against the RTS. The line opens in February 2027. A unit handed over earlier may sit empty for a while before RTS tenants arrive.

The full rules are in our guide to buying property in JB as a Singaporean.

Common questions

Which condo is nearest to Bukit Chagar RTS?

Of the projects we track, CTC SkyOne @ Bukit Chagar is closest at about 300 m, followed by Aethera Residence at about 400 m. Both distances are as published; we are timing the walks ourselves.

Can a Singaporean buy a condo near the RTS for under RM1 million?

Sometimes. Johor's general floor for foreign buyers is RM1 million, but developers can get special approval to sell selected units below it. Those units can usually only be resold to Malaysians, so ask about both before you book.

Is it better to buy a completed condo or a new launch near the RTS?

A completed condo lets you check real rents, the walk to the station and the state of the building today. A new launch usually offers lower entry prices and developer approval for foreign buyers, but you wait for handover and take construction risk.

How much rent can I get near the RTS?

It depends on the unit and how close it is. Twin Tower and TriTower already have tenants and listings, so they are the best guide for asking rents today. We are compiling project-by-project yields from live listings.
