What the calculator shows
Pick what you’re buying and enter the price. The big number is everything due before you collect the keys: the downpayment, any cash over valuation, stamp duty and legal fees. Enter the CPF and cash you have, and it splits the bill between the two and flags any gap. The timeline underneath shows when each payment falls due, because the money isn’t all needed on day one.
Two worked examples
A S$600,000 HDB resale flat with an HDB loan. HDB lends 75%, S$450,000. The S$150,000 downpayment can come entirely from CPF, although you pay the S$1,000 option fee and S$4,000 exercise fee in cash first. Buyer’s Stamp Duty is S$12,600 and legal fees are about S$2,500. The total upfront is S$165,100. If the seller wants S$20,000 above the valuation, that S$20,000 is cash on top.
A S$1.5 million resale condo, first property, bank loan. The bank lends 75%, S$1,125,000. The S$375,000 downpayment needs at least S$75,000 in cash, and the rest can come from CPF. Stamp duty is S$44,600 and legal fees about S$3,000, for S$422,600 in total.
Why the cash minimum matters
The cash rule catches people who have plenty in CPF but little in the bank. On a bank loan, 5% of the price must be cash even if your CPF could cover the whole downpayment. If you still have a housing loan, for example because you’re buying a condo before selling your HDB flat, the bank lends only 45% and 25% of the price must be cash. On a S$1.5 million condo that’s S$375,000 in cash instead of S$75,000. The sell-and-upgrade calculator compares selling first with buying first.
Payments by type of home
- HDB resale: option fee and exercise fee in cash within the 21-day option period, stamp duty within 14 days, and the rest at completion about 8 weeks after HDB accepts the application.
- BTO: 10% at the agreement for lease and 15% at key collection with an HDB loan. Under the Staggered Downpayment Scheme it’s 5% and 20%.
- Resale condo: 1% to take the option and 4% to exercise it within 14 days, stamp duty within 14 days of that, and the balance at completion.
- New launch: 5% booking fee in cash, 15% when you sign the sale and purchase agreement, and any remaining downpayment at the first construction stage before the bank starts paying.
Before you commit
Check how much the bank or HDB will lend with the HDB loan calculator or the mortgage calculator, and take off any grants with the HDB grant calculator. Grants go into your CPF and count towards the downpayment.
Common questions
How much downpayment do I need for an HDB resale flat?
25% of the price or valuation, whichever is lower, if you take an HDB loan, and it can all come from CPF. A S$600,000 flat needs S$150,000, plus S$12,600 in Buyer's Stamp Duty and about S$2,500 in legal fees. Any COV is extra and must be cash.
How much cash do I need to buy a condo in Singapore?
At least 5% of the price in cash if it's your only housing loan, plus cash for the 1% option fee. The other 20% of the downpayment can come from CPF. With an outstanding housing loan the cash minimum rises to 25%.
How much is the BTO downpayment?
With an HDB loan, 10% when you sign the agreement for lease and 15% at key collection. Young couples on the Staggered Downpayment Scheme pay 5% and then 20%. With a bank loan it's 20% at signing and 5% at keys.
Can I use CPF for the downpayment?
Yes, for everything except the cash minimum on a bank loan and any COV. The option fee and exercise fee are paid in cash first, then counted towards the downpayment. CPF for stamp duty is paid out after the purchase is approved for CPF use, so some buyers pay it in cash and get reimbursed.
