Eligibility first
Many buyers compare homes they can’t buy. The quiz applies HDB’s rules on citizenship, household, ownership and income first, so a single under 35, a PR couple or a household earning S$20,000 a month sees only the homes actually open to them, with the reason for each one that isn’t.
Then the trade-offs
The remaining options are scored on three things: whether your budget covers a typical home of that type, whether it can be ready when you need it, and what you said matters most. Cost favours BTO flats, facilities favour ECs and condos, location favours resale, and investment upside favours ECs and new launches.
Unlock the side-by-side table at the end, or read our guides to ECs and EC vs condo.
Common questions
Can singles buy a BTO or EC?
Singles aged 35 and older can buy a 2-room Flexi BTO flat in any location, or a resale flat of any size. They can't buy a new EC from a developer.
Can PRs buy an HDB flat?
A PR couple can buy a resale flat once both have been PRs for at least 3 years. PRs can't buy BTO flats or new ECs unless one buyer is a citizen.
I own private property. Can I buy HDB?
Since 27 July 2026 there's no 15-month wait-out for a resale flat, as long as you don't take an HDB loan, and you must sell the private property within 6 months of buying. BTO flats and new ECs are closed to anyone who owned private property in the last 30 months.
