The short answer
Landlord insurance in Singapore is mostly sold as the landlord version of an ordinary home insurance plan. It covers the renovation and furniture you own in the rented home, rent you lose while it is repaired after a fire or flood, and your liability as the owner. A few plans also pay when a tenant stops paying. We checked every limit and price below with the insurers and MoneySmart on 18 October 2026. We are not an insurer or financial adviser, so check the policy wording, especially the exclusions, before you buy.
What landlord insurance covers
Landlord plans cover four things, though not every plan covers all four.
| Cover | What it pays for | Examples from insurers’ pages |
|---|---|---|
| Loss of rent after an insured event | Rent you lose while the home is unlivable after a fire, flood or burst pipe | MSIG and Income: up to 10% of the sum insured; AIG Homes Advantage: up to 20% of building cover; Singlife: S$1,000 a week for up to 12 weeks |
| Loss of rent from tenant default | Rent a tenant fails to pay | FWD Rent Protector: after 3 consecutive missed months, up to S$3,000 a month for 3 months |
| Your contents and renovation | Furniture and appliances you supply, and the renovation | FWD insures furnishings you provide to the tenant; MSIG HomeEasy landlord: S$30,000 or S$80,000 contents, S$70,000 or S$120,000 renovation |
| Liability | Injury to tenants or visitors, or damage to neighbours, that you’re legally liable for | AIG Homes Advantage: S$1,000,000 landlord’s legal liability; MSIG: S$500,000 property owner’s liability |
Tenant damage is the grey area. A fire your tenant starts by accident, or a burst pipe, is an insured event on most plans. HL Assurance’s guide to rental property insurance lists building, fixtures, loss of rent, liability and sometimes legal costs for tenant disputes, and doesn’t list tenant damage as its own category. None of the product pages we read lists deliberate or malicious damage by a tenant as covered. Your protection there is the tenancy agreement and the deposit. SingSaver’s review lists legal cost cover of up to S$3,000 for tenancy disputes on FWD’s plan, but its table and text disagree on whether landlords get it, so check the wording.
Which insurers sell landlord cover in Singapore
Most major home insurers sell a homeowner and landlord version. These are the ones whose pages we read:
| Insurer | Plan | Landlord features |
|---|---|---|
| FWD | Home Insurance | Rent Protector for tenant default and repairs; insures furnishings supplied to tenants |
| MSIG | HomeEasy (owner-occupied or landlord) | Loss of rent up to 10% of contents and renovation sum; S$500,000 owner’s liability |
| AIG | Homes Advantage | Loss of rent up to 20% of building sum; S$1,000,000 landlord’s legal liability |
| AIG | Homes Essential | Landlord liability add-on up to S$400,000 |
| Income | Enhanced Home Insurance | Loss of rent and extra hotel costs up to 10% of total cover; hotel capped at S$350 a day |
| Etiqa | Tiq Home Insurance | Homeowner and landlord plans with building, renovation and contents sections |
| Singlife | Home Insurance | Alternative accommodation or loss of rent up to S$12,000 |
We didn’t find a dedicated landlord product from HL Assurance; its article on rental property insurance promotes Home Protect360, which it describes as tenant cover.
What landlord insurance costs
Few insurers publish a landlord price, because the same plan is priced for owners and landlords alike. These are the figures we could find:
| Plan | Home | Price | Source |
|---|---|---|---|
| MSIG HomeEasy Silver (owner-occupied or landlord) | HDB 3-room or smaller | S$73.03 a year before discount | MoneySmart, Oct 2026 |
| Income Enhanced Home, contents S$30,000 | Rented HDB 3-room | S$113.49 for 3 years, after 15% discount, with GST | Income brochure |
| AIG Homes Advantage Package | Private home | S$203.56 to S$401.94 a year, with GST | AIG |
| FWD Home Insurance | HDB 4-room | S$84.99 a year before discount | MoneySmart, Oct 2026 |
FWD’s landlord price isn’t published separately; SingSaver’s review says FWD’s landlord and tenant benefits are largely the same. Our home insurance calculator gives a range for your flat type, and the home insurance guide compares the plans in full.
HDB and condo rules on renting out
Insurance sits on top of the rental rules, so get the tenancy approved first. HDB and URA set different minimum periods and caps.
For HDB flats, HDB says only Singapore citizen owners may rent out a whole flat, after the 5-year MOP, and never a Plus or Prime flat. Owners of 3-room or bigger flats can rent out bedrooms instead. HDB must approve the tenancy before the tenant moves in, and the minimum is 6 months. Non-Malaysian non-citizen tenants count toward a quota of 8% of flats per neighbourhood and 11% per block. Occupancy caps are 6 for a 3-room flat and 8 for a 4-room or bigger flat, falling to 6 after 31 December 2028. Our guides to renting out a whole HDB flat and renting out an HDB room cover the approval steps.
For condos and landed homes, URA requires every tenancy of a private home to run at least three consecutive months, and bans daily or weekly lets. Up to six unrelated people may live in a unit. Until 31 December 2028, homes of at least 90 sqm can house eight if you register the unit with URA and pay S$20. Your condo’s MCST by-laws may add their own rules.
Getting the policy right
Tell your insurer the home is rented before the tenant moves in. An owner-occupier policy is written for a home you live in, and plans like MSIG HomeEasy and Tiq have separate landlord and tenant versions for that reason. Then check the loss of rent cap against your monthly rent: on a S$3,400 rent, a 10% cap on a S$100,000 sum insured pays for under three months.
Set the contents sum by what you leave behind. A fully furnished unit needs the sofa, beds, fridge, washer and aircon units on the list; an unfurnished one may need only the renovation section. Your tenant’s own laptop and clothes aren’t yours to insure. MSIG’s HomeEasy tenant plans cover S$30,000 or S$80,000 of contents with no renovation section, and AIG sells tenant’s liability of up to S$100,000 as a S$54.50 add-on. You can ask in the tenancy agreement for the tenant to hold one.
If the flat has an HDB loan, the HDB fire insurance policy still has to be renewed every 5 years, whoever lives there.
Common questions
Do I need landlord insurance in Singapore?
It isn't compulsory. If you have an HDB loan you still need HDB fire insurance, and a bank will want fire cover on a mortgaged condo. Landlord cover is optional, but an owner-occupier policy may not respond once you move out, so tell your insurer or switch to a landlord plan.
Does landlord insurance cover a tenant who stops paying rent?
Only some plans. FWD's Rent Protector pays if the tenant misses at least three consecutive months of rent, up to S$3,000 a month for up to three months. Most other plans we read only pay loss of rent when an insured event, such as a fire, makes the home unlivable.
Does landlord insurance cover damage caused by tenants?
Accidental damage from an insured event, such as a fire or burst pipe, is usually covered. None of the product pages we read lists deliberate or malicious damage by a tenant as covered, so read the exclusions and use the tenancy deposit and agreement for wear and damage.
How much does landlord insurance cost?
Few insurers publish a separate landlord price. MSIG's HomeEasy Silver for owner-occupiers and landlords of HDB 3-room or smaller flats was listed at S$73.03 a year on MoneySmart, and Income's brochure prices a 3-year contents plan for a rented 3-room flat at S$113.49.
Should my tenant buy their own insurance?
Your policy covers your property and your liability as owner. A tenant's own belongings and their liability are theirs to insure. MSIG, Etiqa's Tiq and others sell tenant plans, and AIG sells tenant's liability of up to S$100,000 as an add-on.
