What drives Queenstown resale prices
Queenstown prices come down to lease and location: the town is close to the city, and its newer redeveloped precincts, Dawson in particular, have over 90 years of lease left. Those flats pull the four-room median up to S$1,028,000, while three-rooms in the older blocks sold at a median of S$450,000 over the same 12 months.
Queenstown was Singapore’s first satellite town. The Singapore Improvement Trust started building in the 1950s and the HDB carried on in the 1960s, with 19,372 homes finished between 1952 and 1968. By the 1980s it had a reputation as an “elderly town”. Since then, selective en bloc redevelopment (SERS) has rebuilt parts of it: Forfar Heights replaced Forfar House in 2005, and Tanglin Halt and Commonwealth were the third and fourth SERS estates.
That history leaves two kinds of flat. Original blocks around Commonwealth, Tanglin Halt, Holland Drive and Ghim Moh have shorter leases and sell mostly as three-rooms, which made up 340 of the town’s 751 resales. Rebuilt precincts like Dawson have long leases, larger premium layouts and high floors.
Transport covers most of the town. Nine MRT stations serve the Queenstown planning area: Queenstown, Commonwealth, Buona Vista and Dover on the East West Line, and Holland Village, Buona Vista, one-north, Kent Ridge, Haw Par Villa and Pasir Panjang on the Circle Line.
Where Queenstown flats fetch the most
Dawson holds every recent record we found. In February 2026 a five-room loft on the 19th to 21st floors of Block 92 Dawson Road, in SkyTerrace @ Dawson, sold for over S$1.7 million (S$1,295 psf). Stacked Homes put this down to the views over the landed homes and Good Class Bungalows of Ridley Park, and the fact that Block 92 is not blocked by SkyParc next door.
In September 2026 a 979 sq ft four-room on the 19th to 21st floors of Block 94 Dawson Road, in SkyParc @ Dawson, sold for S$1,388,000 (S$1,417 psf), a new Queenstown four-room record with about 94 years of lease left. EdgeProp also reported a three-room at 96 Dawson Road selling for S$920,000 in June 2026.
The town-wide figures show how far those prices reach. A third of all Queenstown resales in the last 12 months, 250 flats, went for S$1 million or more, and 172 of them were four-rooms.
What Queenstown sellers should know now
More Dawson flats are coming up for sale. SkyParc @ Dawson completed in 2020, and SkyOasis and SkyResidence @ Dawson in 2021, so owners there are reaching their five-year MOP. Stacked Homes lists these three projects at over 3,000 units in total. Buyers who want a long-lease Queenstown flat will have more to choose from in 2026 and 2027.
The wider market has cooled a little. HDB’s flash estimate for the third quarter of 2026 showed resale prices down 0.2%, the third quarterly fall in a row, while transactions rose 17.7%. Record sales still happen, but they are for the best stack in a block, not the average flat.
If you own an older Commonwealth or Ghim Moh flat, price against your own block and lease, not against Dawson. If you own in Dawson, floor and view explain most of the gap between sales in the same block: EdgeProp noted a four-room on the 28th to 30th floors of Block 94 sold for S$1.23 million in June 2026, three months before the S$1,388,000 record on a lower floor.
New Plus and Prime flats being launched in central towns like Queenstown carry a 10-year MOP and resale buyer limits, so they won’t add to resale supply for a long time.
